The Bonnyrigg Care Facilities development marks a major investment in health, rehabilitation and supported living for Midlothian. Delivered by Ogilvie Construction on behalf of the Midlothian Health and Social Care Partnership and Midlothian Council, the project will provide a modern, energy-efficient care environment built to full Passivhaus standards.

Located on the former St Mary’s Primary School site, the development includes a 40-bedroom Intermediate Care complex, 46 extra-care flats, and a dedicated day-care unit, all designed to support short-term assessment, rehabilitation, respite and interim care. The new facilities will offer a warm, modern and supportive space for residents while meeting the highest environmental and energy-performance requirements.

Key Components

St Kevin’s Community Hub represents a major new education and community investment for North Lanarkshire. Delivered by Kier on behalf of Hub South West and North Lanarkshire Council, the £16 million project will create a modern, future-ready primary school and shared community facility near the existing St Kevin’s site.

The new building will provide spacious, welcoming classrooms for up to 242 pupils, alongside dedicated outdoor learning areas designed to support creativity and wellbeing. The development also includes a full-size gym hall, flexible multi-use games area, and a range of community-focused spaces that will serve both pupils and local residents.

Cullen House marks a major new addition to Glasgow’s city-centre student living offering, transforming a former 1970s office block into a modern 12-storey purpose-built student accommodation (PBSA) development for iQ Student Accommodation. Designed by Glasgow architects Cooper Cromar and delivered by GRAHAM, the project will provide high-quality homes and amenity spaces for students from summer 2025.

The new development delivers 551 bedrooms across a contemporary multi-storey structure, complemented by a wide selection of amenities including rooftop terraces with panoramic views, a gaming arcade, cinema room, private dining suites and dedicated study zones. Its central Bath Street location places residents at the heart of the city’s academic, cultural and social environment.

The Haymarket development marks one of Edinburgh’s most significant mixed-use regeneration schemes, transforming a prominent four-acre site beside Haymarket railway station. The project includes three Grade A office buildings along with two major hotels, providing a combined 380,000 sq. ft. of office space, 365 hotel bedrooms, and 40,000 sq. ft. of retail and leisure accommodation.

With an estimated gross development value of £80m per office block, the scheme is expected to accommodate around 4,500 workers, helping meet the city’s growing demand for high-quality commercial space.

Led by Qmile Group, M&G Real Estate, Foster & Partners and Sir Robert McAlpine, the development builds on the team’s successful collaboration on Edinburgh’s £750m Quartermile Scheme. Haymarket continues this legacy, creating a modern, high-performing destination in the west end of the city.

Lloyds Banking Group has announced a major £200 million transformation of the landmark Port Hamilton building in Edinburgh city centre. Led by Drum Property Group, the redevelopment will convert the site into a cutting-edge innovation hub and form one of the largest pre-letting deals in Edinburgh’s history. Once complete in 2027, the complex will become the Group’s primary Scottish base.

Located in the heart of the city’s financial district, the 282,000 sq. ft. building has been a key commercial presence for nearly 30 years, previously home to Scottish Widows. With its eight-storey structure and distinctive curved roofline, the redesigned facility will continue to serve as a major feature of Edinburgh’s skyline—now reimagined for modern, flexible and high-performance working environments.
