The Haymarket development marks one of Edinburgh’s most significant mixed-use regeneration schemes, transforming a prominent four-acre site beside Haymarket railway station. The project includes three Grade A office buildings along with two major hotels, providing a combined 380,000 sq. ft. of office space, 365 hotel bedrooms, and 40,000 sq. ft. of retail and leisure accommodation.

With an estimated gross development value of £80m per office block, the scheme is expected to accommodate around 4,500 workers, helping meet the city’s growing demand for high-quality commercial space.

Led by Qmile Group, M&G Real Estate, Foster & Partners and Sir Robert McAlpine, the development builds on the team’s successful collaboration on Edinburgh’s £750m Quartermile Scheme. Haymarket continues this legacy, creating a modern, high-performing destination in the west end of the city.

Key Components

Western Insulation delivered the full thermal insulation package across Buildings 1, 4 and 5, covering both internal and external systems. Our scope included:

  • Thermal insulation to all supply and extract ductwork throughout the buildings
  • Full insulation to heating and domestic pipework, both internally and externally
  • Complete insulation and protection to plantroom installations
  • Trace heating applied to all external pipework for freeze protection
  • High-quality finishes ensuring durability, performance and energy efficiency
  • Close coordination with M&E teams to ensure timely progression and quality control

Port Hamilton – Landmark Redesign for Lloyds Banking Group Innovation Hub

Lloyds Banking Group has announced a major £200 million transformation of the landmark Port Hamilton building in Edinburgh city centre. Led by Drum Property Group, the redevelopment will convert the site into a cutting-edge innovation hub and form one of the largest pre-letting deals in Edinburgh’s history. Once complete in 2027, the complex will become the Group’s primary Scottish base.

Located in the heart of the city’s financial district, the 282,000 sq. ft. building has been a key commercial presence for nearly 30 years, previously home to Scottish Widows. With its eight-storey structure and distinctive curved roofline, the redesigned facility will continue to serve as a major feature of Edinburgh’s skyline—now reimagined for modern, flexible and high-performance working environments.

Liberton High School – Community Hub & Net-Zero Passivhaus Learning Estate

This major new development provides an opportunity to create a modern, inclusive, net zero–carbon community campus to replace the existing Liberton High School. Designed as a lifelong learning and sports hub, the facility will support 1,200 students and co-locate key public services—including an NHS GP surgery—with direct links to active travel routes, green infrastructure and public transport networks.

The Council has committed all future learning estate investments to be delivered to full Passivhaus standards, ensuring the new Liberton High School is designed for maximum energy efficiency, low carbon consumption and long-term sustainability supporting the city’s 2030 Net Zero target and responding to the Climate Emergency.
