Lloyds Banking Group has announced a major £200 million transformation of the landmark Port Hamilton building in Edinburgh city centre. Led by Drum Property Group, the redevelopment will convert the site into a cutting-edge innovation hub and form one of the largest pre-letting deals in Edinburgh’s history. Once complete in 2027, the complex will become the Group’s primary Scottish base.
Located in the heart of the city’s financial district, the 282,000 sq. ft. building has been a key commercial presence for nearly 30 years, previously home to Scottish Widows. With its eight-storey structure and distinctive curved roofline, the redesigned facility will continue to serve as a major feature of Edinburgh’s skyline—now reimagined for modern, flexible and high-performance working environments.

Western Insulation is delivering a comprehensive thermal insulation package across the development, including:
- Thermal insulation to all supply and extract ductwork within risers and floorplates
- Full thermal insulation and metal cladding finishes throughout all plantrooms
- Complete insulation to heating and domestic pipework systems
- High-quality workmanship ensuring compliance with safety, performance and efficiency requirements
