Cullen House marks a major new addition to Glasgow’s city-centre student living offering, transforming a former 1970s office block into a modern 12-storey purpose-built student accommodation (PBSA) development for iQ Student Accommodation. Designed by Glasgow architects Cooper Cromar and delivered by GRAHAM, the project will provide high-quality homes and amenity spaces for students from summer 2025.
The new development delivers 551 bedrooms across a contemporary multi-storey structure, complemented by a wide selection of amenities including rooftop terraces with panoramic views, a gaming arcade, cinema room, private dining suites and dedicated study zones. Its central Bath Street location places residents at the heart of the city’s academic, cultural and social environment.

Western Insulation provided the full thermal insulation package throughout the building, supporting performance, efficiency and compliance across all mechanical services.
Our scope included:
- Thermal insulation to all domestic pipework
- Insulation to ductwork and acoustic drainage
- Coordination with GRAHAM and Stothers to maintain programme and quality
